1) What do you anticipate as the most significant factors that will impact the Toronto resale home market this year?

Toronto housing seems to be shielded from the pressures of the world markets. While other areas of Canada are experiencing reduced housing prices, we are stronger than ever. With huge numbers of people moving into city, the rise in prices is driven by competition. Low interest rates are also insuring that more people have an opportunity to step into the market.

2) What do you see as the up and coming Toronto neighbourhoods?

East Toronto, Gerrard between Riverdale and Leslieville, Parkdale, and some other small pockets that I’ll only tell you if you’re my client! Really, there’s growth and opportunities everywhere – you just need to be open to see it.

3) Do you see any changes occurring this year in the way that agents market their listings?

The strength of the market has changed the pace of buying and selling. It has forced agents to narrow in on their marketing to insure that the home is exposed to the right buyers. With little time to make a first impression, homes need to show well the first time. Staging, decluttering and professional photography are now a norm for the good agents.

4) What advice do you have for sellers trying to decide on which agent to use for the sale of their home?

It’s your home. Choose someone smart, creative and honest. A good agent will prove to you why they are worth every penny.

5) What are the top two things that sellers need to keep in mind this year?

The top two things are pricing and timing. The past few years have proven to be anything but conventional. Make sure you are following the trends for pricing and timing the sale well.
