How to choose a Toronto real estate agent

To start with, I am not a licensed Toronto real estate agent.  In addition, I don’t consider myself an expert in residential real estate, but over the years, have interacted with a large number of agents.  These have included those that we used to buy or sell our own homes, and those who were selling agents for the homes our team has staged.  Given that StagingWorks has been in business since 2006, and has staged well over a thousand properties, we have seen a lot.  I have met realtors that are simply outstanding, to those that, well, are on the other end of the spectrum.  Based on our experience, below are criteria that sellers may want to consider as they weigh their options and try to identify the right Toronto real estate agent.

1. Choose a Full-Time Real Estate Agent

When selling a house or condo, you want to be assured that you will get as much out of it as possible because it is one of your biggest assets.  When you realize that a large percentage of realtors only sell part-time, you can begin to understand why we suggest going with a realtor who sells homes full-time.  A realtor who works in real estate full-time will usually have a broader network, he or she will have more experience closing more deals, will have more referrals, their reputation will be more established, and they will be more likely to have their finger on the pulse of the current market than would a part-time agent.

2. Verify Experience

When you are looking for a Toronto real estate agent, you want to find one who has enough experience to do the best job for you.  Look at their actual deal history and ask how many homes they have listed and how long they have taken to sell.  Make sure they are giving you their actual statistics, not simply giving you statistics for homes that have sold in the area.  You also want to be sure that the realtor you hire is a good negotiator.

3. Knows the Area Well

Your real estate agent needs to know your area well in order to have the best handle on selling your home.  Visit with the agent and ask questions about the neighborhood so that you can assess their knowledge.  If they live in the city, they will be more likely to have a good handle on how to sell your home, particularly because Toronto is so diverse.

4. Sells Properties at Your Price Point

An agent that commonly sells properties in a similar price range to yours are more likely to have the right contacts and referrals for people who are interested in a property like yours.

5. Utilizes a Comprehensive Modern Marketing Program

  • Keeps up with market trends and leverages the latest technology.
  • Savvy with on-line marketing – creates a website that is dedicated to your specific home listing.
  • If your home is on the higher end, potentially uses a glossy magazine for potential buyers to review rather than a simple feature sheet.
  • Has access to potential international buyers, in addition to local ones.
  • Realizes the impact on the selling price of home presentation and use a professional home staging company to deliver the impact that buyers expect.
  • Uses professional photography and virtual tours to support the listing.

6. Network Strength

The best agent is one that has a strong network of other agents who have potential buyers, and service providers (such as home stagers) to help sell your home for the best possible price.


These are the six key factors that we have found to have the largest impact on your home sale success.  Be happy that this agent doesn’t serve the greater Toronto area…
